HOLIDAY PROPERTY PRICES AT BULGARIAN BLACK SEA COAST DECREASE

The trend of the past four years of a steady increase in prices of holiday property at the Black Sea coast has started to drop off.

Prices in the past three to four years initially increased by to 20 to 30 per cent and even 50 per cent in a year, but this had not been the case in 2007, investor.bg reported.

The average price of bachelor flats and two-bedroom summer apartments in Sunny Beach dropped by four per cent between July 2006 and July 2007, according to a survey commissioned by investor.bg.

A trend of falling holiday property prices has been evident in other southern Black Sea resorts in Bulgaria, including Ahtopol where prices of bachelor flats went down by five per cent and that of three-bedroom apartments by eight per cent. Other resorts where prices decreased were Primorsko and St Vlas.

Investors have focused their interest on smaller inland villages and towns. Prices of some properties in Lozenets, Chernomorets and Golden Sands have gone up by more than 20 per cent.

Investors in holiday property would benefit from selling rather than renting out, specialists said.

Well, the holiday market will disappear in a few years and the market in the cities will be stable but after decreasing the prices with more than 20 per cent everywhere.I was working for a Real estate and now i realised that it is impossible to stay at that level.WHY???? Because no bulgarian will take a mortgage to buy a holiday apartment, old house in some small village with less than 100 people.There is no job in the villages, no business,nothing.The bulgarians will not go the resorts anymore because it is too expencive for us.The rich people in Bg are 5-10 %.It IS NOT POSSIBLE THAT 5 -10% TO BUY ALL THAT APARTMENTS,BECAUSE THEY BUILT THEM FOR YOU AND NOW EVERYONE OF THEM IS MULTI MILLIONARE.THE RICH BG WILL NOT GO TO THE UGLY DEVELOPMENTS THEY BUILT BECAUSE THEY KNOW IT IS CRAP.So we te normal people could not afford it.Even inthe cities it is not possible to buy an apartment at that price range.We are working for 500 leva.We will not be able to buy the apartments in the cities.Or if we take mortagages, we will find out after 3-4 years that we cann not pay it because there is a huge inflation and the price of the living is increasing very very high for the Bulgarian economy and the standart.So the rich mafia guys made he money of you and us.Now the question is how you ( the investors ) and we the bulgarians will live and survive for future.The big lie happend!!!And remember only the big comanies will win.We will have to reconsider our investor live!!!!!!!!!!!!!!!!!
