Bulgaria's property boom was always inextricably linked to tourism – the same factors that made it an attractive tourist destination were also responsible for the interest of foreign property buyers.
That is, until the credit crunch wiped out access to easy credit and the oversupply of new developments, which combined to end the cycle of ever-growing property prices in 2008. The end result was thousands of investors who saw the value of their property plunge.
Since peaking in the third quarter of 2008, property prices fell by 31.5 per cent as of end-June, according to data from the National Statistics Institute (NSI), but the figure only takes into account property deals in Sofia and the other 27 administrative centres. Property prices in resorts and villages have been estimated to have dropped by as much as one half.
The property boom also led many prospective home owners to buy off-plan, sight unseen, but what they got in the end was not quite what was described to them. In other cases, investors fell prey to outright fraud.
All that led to a drastic change in the perception of Bulgaria among potential property buyers abroad – from the next property hotspot, Bulgaria quickly became a "no-go" destination in media reports, particularly in Britain, which was one of the main sources of home buyers at the peak of the boom. But in other major markets, most notably Russia, Bulgaria's image remains markedly less negative.
Bulgaria's tourism sector has not fared well in recession either, although NSI data for the first half of 2010 showed that about 775 000 foreign tourists spent 3.18 million nights in Bulgarian hotels, compared to about 732 000 tourists and 3.05 million nights in the same period of 2009. In 2008, however, the figures were 864 000 tourists and 3.84 million nights, NSI data showed.
Data for the third quarter, the most important period for Bulgaria's tourism sector because it covers the bulk of the summer season, will only be available at end-October. In 2009, nine-month figures showed a decrease to 1.73 million foreign tourists who spent a total nine million nights, compared to two million tourists and 11.2 million nights for the same period of 2008.
Bulgaria now hopes to reach about 608 million European households through its new advertising campaign, which will run on four international television channels - Euronews, National Geographic Channel, Discovery Channel and Eurosport.
The promotional clips will feature Bulgaria's summer and winter tourist destinations, environmental and rural tourism and the country's cultural historic heritage. The clips, in Bulgarian, English, German, Russian and French will be aired during prime time hours, 3166 times in total. It would be done in two phases – from September 6 until December 26 and from January 31 until March 27 2011.
The initiative is worth 7.5 million leva, financed by the European Union's operational programme Regional Development.

I have lived in Bulgaria for 12 yrs with my Bulgarian wife we have 2 lovely children that will be raised as Europeans. The British will always remain Britsh and the Bulgarians will be Bulgarians. Europe will become much more open and we can basically choose to live in any country we choose. So for the Brits who are not happy here--move on --get on with your lifes------and the Bulgarians move foreward.

drop the attitudes, especially customer service is shocking at the best of times, encourage alternative business investment, don't expect quick growth in a country that needs a few generation changes in all areas, this can be seen from the early days untill today, the list goes on unfortunately, but BG is a beutiful country with many positives, just needs some real purpose and direction.
I keep a blog on alternative tourism in Bulgaria:truebulgaria.wordpress.com and have been posting info about the true beaty of the country. And let me tell you, it has nothing to do with luxury hotels. The beaty of Bulgaria is all about nature, people and experience.

I have been married to a Bulgarian for almost eight years, I love the country and the people and cannot wait to live there permanently. My eldest step son lives in my wife's apartment in Plovdiv and we have bought a country property with seven bedrooms a short distance away, and we are currently renovating, using local labour so that when we can eventually move there it will be ready. Brits should realise that it is more of a lfestyle than a get rich quick destination, embrace it and it is far more satisfying than almost anything the UK has [...]
Just like to say that we boughtin Bulgaria because we fell in love with the country and the people and want to make a life for ourselves there not to make a quick buck.
Yes there are things the Bulgarians could do better but I dont think the Brits can claim to do everything right either nobody is perfect and I think if we have a problem with the Bulgarians then we have no right to be there.

Valery, You are missing my point. I love your country and want it to stay Bulgarian but it does need to improve itself (as does Britain). Too many people get an idea of Bulgaria from Sunny Beach and Golden Sands and nothing could be further from the truth. Also you cannot escape the fact that Bulgaria was part of the Soviet Bloc behind the "Iron Curtain" and many will only know that much about the country. People in Britain were scared by the influx of Poles and others after joining the EU. They expected something similar from Bulgaria and Romania. I didn't and I was right but the fear remains especially as we are experiencing difficult times. Don't be too sensitive about criticism when it comes from people like me who cherish what we have and the Bulgarian friends we have made over the 5 years of our association with Bulgaria.
Terry and June have got it sorted. I fully intend to spend much, if not all, of my time in Kranevo. It will make a modest pension seem like a fortune with the beach, sea, scenery and scope for exploration as bonuses. Once this message gets across Bulgaria will shake off its image. Having said that, I don't want my little part of Bulgaria to become a British enclave. I'm more than happy to have a few Brits around but I want to live in Bulgaria to experience that country. Disposing of rubbish is a problem even in the village coastal area where we have bought. We bought because we loved the place and the people. Yes it was cheap compared with England so we could get something much better than we could possibly afford here or in other European countries but we would not have bought just for an investment. Bulgaria just needs to spend some money in infrastructure, such as mundane things like drainage, and make more of its beauty. Perhaps then people would respect the country more.

Cosmos is correct the Russians have the wests property bug and are snapping up coastline apts,the Brits are also coming back in smaller numbers but seem to be buying inland houses when the money crunch comes to an end and it will, beware you do not become another spain.

Read the full commentthe Employment Loop-Holes that exist in Bulgaria and who have bought up house after house in and around Sofia and Plovdiv and the Black Sea resorts solely for personal gain and in buying these up have out-priced Bulgarian National in the process. This has to stop and regardless of the issues of 'open borders' we need a proper protection system for Bulgarians, and I suggest that although in part it may be too late to manage totally, if we were to adopt the system used in Jersey and Guernsey (for example) where you are only entitled to buy property that was befitting to your aims if you deposited the full value of the property up-front and the property value was based upon your Home Country's average salary multiplied by a factor of 20. In this way those Bulgarian Nationals that earn (relatively) little will be protected from being forced to pay EU prices for their homes since their property values would be fixed to the ratio of their own salaries. This Property Investment Binge as it is called has effectively been stopped in the Channel Islands in order to protect local people and it could easily be copied in Bulgaria.
Just wait and see what happens in Turkiye and Albania as they approach the same issue of joining the EU. Without addressing this quickly we will again see the mess that has happened in Spain and Portugal and Greece where their Economies are so dependent upon the Second Third and Fourth Home Fraternity that come the Crunch of another Financial Banking or Other Crisis the Belgian Economy would be down-graded to less than a Triple BBB status by the Money Gurus. And then just as is happening in Ireland all the Grandiose Projects like the recently awarded Sofia Waste Management Programme (about which we read recently as being a Long-Term Private Finance Project awarded to the French) will turn out to be a worse nightmare than it already is with Treatment Costs escalating way above the Country and the Citizens of my beloved Sofia to pay. This scenario is already being played out in Ireland and Portugal and Greece and yet the Government of Bulgaria thinking that it has or had a good deal will now reap the benefit and have to pass it on to the Poorest In Bulgaria again. And that is the last thing this Government should bequeath upon our Children and Grand-Children and their Children.
Wake up Bulgaria this is in your own making and the remedy is in your own hands.
the mindset needs to change also in relation to proper vision: there is way too much of the short-term make-a-buck-for-the-season thinking and precious little in the way of long-term plans.

I agree with the last comments there is a mindset from people to throw there rubbish anywhere the infrastructure needs urgent attention.When the people of BG realize what they have things might change things are slowly getting better and I love the country.I love Varna and its history a lot of money over the last few years has been spent on improving the coast line this will bring in more money from tourists that BG needs so I look forward to seeing the promotions for this fantastic up and coming country.
Karen I agree BG has an outstandig nature and landscape. But for a successful tourist attraction there are some major obstacles
1) Much more awareness about nature and landscape. Enjoying landscape is percieved as whole. Wast disposal, plastic bottles, rotten cars on the way is not supportive. After return from the mountain I found a "parking ticked" from the nearest farmer for about 60 BGN (for 5 hours). Disposing of rubbish is a problem even in the village coastal area where we have bought. We bought because we loved the place and the people. Yes it was cheap compared with England so we could get something much better than we could possibly afford here or in other European countries but we would not have bought just for an investment. Bulgaria just needs to spend some money in infrastructure, such as mundane things like drainage, and make more of its beauty. Perhaps then people would respect the country more.
they need to clean up this dirty country if they want tourism to succeed, take a look above the rila monastry its full of rubbish from the gypsies and the police did noithing in this NATIONAL PARK

Cosmos is correct the Russians have the wests property bug and are snapping up coastline apts,the Brits are also coming back in smaller numbers but seem to be buying inland houses when the money crunch comes to an end and it will, beware you do not become another spain.
I disagree with the comments about the coastline being ruined,before Bulgaria joined the EU the only thing you could see was old and ugly concrete communist blocks that had been built for workers on the coast they have all but gone,We now have decent 5 star hotels with all the capitalist trappings for tourists. Most people watching what has gone on in Bulgaria wrt the purchase of property by the Greedy EU citizens whose only aim has been to make a quick Buck regardless of the consequences and the resultant blight it has had on our Bulgarian Nationals was truly foreseen by many. Read the full comment the Employment Loop-Holes that exist in Bulgaria and who have bought up house after house in and around Sofia and Plovdiv and the Black Sea resorts solely for personal gain and in buying these up have out-priced Bulgarian National in the process. This has to stop and regardless of the issues of 'open borders' we need a proper protection system for Bulgarians, and I suggest that although in part it may be too late to manage totally, if we were to adopt the system used in Jersey and Guernsey (for example) where you are only entitled to buy property that was befitting to your aims if you deposited the full value of the property up-front and the property value was based upon your Home Country's average salary multiplied by a factor of 20. In this way those Bulgarian Nationals that earn (relatively) little will be protected from being forced to pay EU prices for their homes since their property values would be fixed to the ratio of their own salaries. This Property Investment Binge as it is called has effectively been stopped in the Channel Islands in order to protect local people and it could easily be copied in Bulgaria.
Just wait and see what happens in Turkiye and Albania as they approach the same issue of joining the EU. Without addressing this quickly we will again see the mess that has happened in Spain and Portugal and Greece where their Economies are so dependent upon the Second Third and Fourth Home Fraternity that come the Crunch of another Financial Banking or Other Crisis the Belgian Economy would be down-graded to less than a Triple BBB status by the Money Gurus. And then just as is happening in Ireland all the Grandiose Projects like the recently awarded Sofia Waste Management Programme (about which we read recently as being a Long-Term Private Finance Project awarded to the French) will turn out to be a worse nightmare than it already is with Treatment Costs escalating way above the Country and the Citizens of my beloved Sofia to pay. This scenario is already being played out in Ireland and Portugal and Greece and yet the Government of Bulgaria thinking that it has or had a good deal will now reap the benefit and have to pass it on to the Poorest In Bulgaria again. And that is the last thing this Government should bequeath upon our Children and Grand-Children and their Children.
Wake up Bulgaria this is in your own making and the remedy is in your own hands.
the mindset needs to change also in relation to proper vision: there is way too much of the short-term make-a-buck-for-the-season thinking and precious little in the way of long-term plans.

I agree with the last comments there is a mindset from people to throw there rubbish anywhere the infrastructure needs urgent attention.When the people of BG realize what they have things might change things are slowly getting better and I love the country.I love Varna and its history a lot of money over the last few years has been spent on improving the coast line this will bring in more money from tourists that BG needs so I look forward to seeing the promotions for this fantastic up and coming country.
Karen I agree BG has an outstandig nature and landscape. But for a successful tourist attraction there are some major obstacles
1) Much more awareness about nature and landscape. Enjoying landscape is percieved as whole. Wast disposal, plastic bottles, rotten cars on the way is not supportive. I recently watched a person throwing a bag of waste into the river, just as normal as it would be a waste pin :-(( this mindset I have experienced by the majority of population.

After return from the mountain I found a "parking ticked" from the nearest farmer for about 60 BGN (for 5 hours). After our refusal to pay such astronomic prices we have been threatened with a gun, and have been shot at our car...
There is a long and painful road for BG to prosper tourism...
I'll be looking out for the ads. Bulgaria doesn't successfully promote itself abroad as regards it's best asset - it's nature and landscapes.
There's plenty of big money trying to exploit the Benidorm of the East (Sunny Beach) don't you think it's time that Bulgaria promoted the extraordinary beauty that is around every curve of a mountain road, and in the deep forests here? I do.
Say Bulgaria, and most will automatically think, corruption, Mafia and property scam. Let's change that please. Let people know about the rich history and culture that still exists [...]
