Along the Bulgarian Black Sea coast and the protected area of Karadere, a new resort village was poised for construction, Dnevnik daily said on November 18 2009.

The main investor in the planned construction was Darmatex Bulgaria, owned by offshore company Darmatex, registered in Malta. The plans envisaged the construction of a resort village, comprised of single family homes on a 5.5 ha parcel of land. The construction was set to commence in the area of Sveteritsa, located immediately above a protected reserve.

According to the Regional Inspectorate of Environment and Water (RIOSV) in Bourgas, the proposed construction was perched in the middle of a protected area which was part of the Natura 2000 network in the Kamchiiska Mountain.

Moreover, there had been "perpetual interest for new construction in the untouched and unspoiled areas around Karadere for the last several years by different investment companies", Dnevnik said.

Previously, the Madara Bulgarian Property Fund, listed at the London Stock Exchange wanted to build a resort village with 15 000 capacity spanning the entire bay area. The controversial building project contemplated to be directly on the shore was eventually frozen indefinitely in the light of the global economic downturn, as the company had estimated that the scheme would cost about a billion euro.

This moronic approach to overbuilding Bulgaria will continue until the stupid development companies don't understand that nobody wants to live in an area where all beauty and authenticity was killed. I believed that the recession showed to the developers who survives on the market and who doesnt + all research about tourism preferences made for the EU markets, but obviously they still don't get it.

Until the developers don't understand that they are killing the gold egg hen, there will be always some corrupt bureaucrat they can buy and go ahead with the construction,specially in a [...]

The Bulgarian government's failure to enact regulations outlawing extensive developments in such protected areas may have encouraged the project -

even more as Norman Foster's consulting architects company "Projects Ltd."

is owned and run by the brother of the Bulgarian Prime Minister."

This is horrible! Why not leave it alone? There are plenty of places to build. Try locating on a ruined farm where toxic material was used for years!
